Mahone Bay is proud to be a successful recipient of the Housing Accelerator Fund (HAF2), a transformative $400 million initiative from the Government of Canada, delivered by Canada Mortgage and Housing Corporation (CMHC). The HAF is designed to remove barriers and encourage local action to build more homes, support affordable housing, and create diverse, climate-resilient communities across the country.
Through the second round of HAF funding, Mahone Bay is receiving over $400,000 to move forward with its Housing Action Plan, which includes five key initiatives:
using an online permit system to increase efficiency
determining viability of town land for housing
reviewing fees
developing an affordable housing plan
creating funding programs
As part of the funding agreement, the Town has the goal of permitting 36 new housing units by April 2029.
With increasing demand for housing driven by regional growth, the twinning of Highway 103, and the town’s appeal to both families and retirees, Mahone Bay is ready to grow and we’re inviting developers, builders, investors, and landowners to be part of this momentum.
Mahone Bay is growing: be part of the opportunity

The Town of Mahone Bay, as part of their commitment to the Canada Mortgage and Housing Association for the Housing Accelerator Fund, is seeking your feedback as part of designing a grant program to support growth in Mahone Bay and increase gentle density in housing. Based on our permitting data and a recent study conducted by the municipalities in Lunenburg County the following gaps in the Mahone Bay housing stock have been identified. Small-scale housing, accessory dwelling, for example granny suites, and “missing middle” housing like duplexes, fourplexes, and townhouses. Your responses will help inform the parameters of this grant program.
We are looking for responses from the following people:
Current Mahone Bay home owner with or with potential to build accessory dwellings
Private property or land owner considering development opportunities
Property owner outside Mahone Bay (but interested in building here)
Private investor, developer, builder or planner
Non-profit or housing provider
Community group, land or housing trust
If you're not one of these groups, please refer back to the main page and use one of the other tools to share your ideas. Thank you.
